Design/Build Process
Diamond Design/Build performs design services that include: architectural
design, structural engineering, civil engineering, mechanical engineering, plumbing
engineering, electrical engineering, geotechnical engineering, landscape architecture,
interior design, and furniture selection/design. Construction services that are
self-performed are: general conditions/supervision, building excavation, concrete,
rough carpentry, finish carpentry, specialties, and management of subcontractors/suppliers.

The Design/Build process generally has six phases:
Phase 1: Preliminary feasibility
Market study, Environment studies, Economic analysis,
Pro forma, Budget limitations, Financing
Phase 2: Investigation & development
Existing facility study, New facility/land needs, Site
analysis, Zoning, Codes/ordinances, Traffic ingress/egress, Utilities, Feasibility
budget (+/- 20 percent)
Phase 3: Schematic design & budget
Design checklist, Land survey, Soil borings, Site
development/land use, Floor plan study/sketches, Elevation study/sketches, Design
concept, Structural systems, Foundation systems, Mechanical systems, Electrical
services/systems, Life cycle analysis, Value engineering analysis, Schematic budget
(+/- 10 percent)
Phase 4: Design development
Site development/plot plan, Floor plan/schedules, Elevations/sections,
Structural plans/calculations, Mechanical schematics, Technical specifications, Finish
schedule development, Landscaping concept, Phasing plan, Alternates, Construction
budget (+/- 5 percent)
Phase 5: Construction
Construction documents, Subcontracts/suppliers, Inspections & tests,
Incorporate owner changes, Project documentation, Scheduling/coordination, Final
clean-up
Phase 6: Post construction-commissioning
Equipment start-up, Furnishings, As-built drawings,
